Day 78: Twelve Flats, One Loan
On the landing of their block of owner-occupied flats in Essen-Rüttenscheid, Melanie Szymanski (A) stops her neighbour Ulrike Terhorst (B), who works at a bank, to ask her a favour about the loan that their property manager, Mr Brömmelkamp, has proposed.
How to study this lesson 3 steps
- Read the situation under the title. It says who is talking and how they know each other, which decides how politely they speak.
- Read the dialogue line by line with its translation, until every line makes sense. Point at (or tap) a German word to see what it means.
- Spend at least 30 minutes listening to native German, for example from the Resources page. It doesn't matter if you don't understand it yet.
Dialogue
Audio recordings are on the way. For now, each lesson is the dialogue with its English translation.

Mrs Terhorst, glad I've caught you! Have you looked at the financing for the façade insulation that the management company has proposed?
-
B
Last night, with a red pen. The offer Mr Brömmelkamp so warmly recommends calls for closer scrutiny, to put it mildly.
-
A
Oh.
Oh. I was actually going to ask you to vote for it at the owners' meeting on Thursday. You see, there's already mould blooming on the north wall of my bedroom.
-
B
I'll vote for the insulation straight away. But the rate fixed for only five years, on a loan that runs for fifteen?
-
A
Is that bad? To be honest, all I know about interest is that you pay it.
-
B
After five years the bank dictates a new rate to you, and nobody knows today where it'll be by then. And yet an owners' association can also get loans with the rate fixed for the whole term.
-
A
But surely the management company has checked all that. Mr Brömmelkamp is forever boasting about his good contacts at the banks.
-
B
Eben.
Exactly. On top of that there's a one per cent processing fee, which has no basis whatsoever: the Federal Court of Justice struck down clauses like that in loan agreements years ago.
-
A
One per cent of 360,000 euros, that's 3,600 euros for nothing! And there I was, planning just to raise my hand on Thursday.
-
B
Raise it by all means, just for a different motion: an owner who knows the field gets three competing offers before the next meeting.
-
A
An owner who knows the field, who happens to work at a bank and lives right across the landing from me?
-
B
All right, I'll take the matter on. But in return you deal with Mr Overbeck from the ground floor, who has voted against everything since 1987.
